A drainage field is not simply a rainwater soakaway
On this page
When someone says the property has a soakaway, ask what it receives and how it is constructed. The label alone does not identify a suitable sewage-disposal arrangement.
Regulatory scope checked: 23 October 2026, England. Use the relevant nation’s regulator for properties elsewhere.
Start with what flows into it
The Environment Agency: small discharges to ground, England guidance describes a drainage field as a system of perforated pipes in trenches used after sewage treatment. The Environment Agency: infiltration and groundwater risk guidance distinguishes suitable infiltration systems from other discharge arrangements.
That is a reason to establish the actual design, rather than assuming any buried pit fulfils the same function.
Collect the plans
Ask for the installation drawing, treatment-system identity and records showing the discharge route. Mark uncertainty explicitly if the plan is missing or inconsistent with current features.
Have a competent drainage specialist investigate where necessary. Do not excavate, add pipework or introduce test flows on the basis of a generic article.
Keep roof and foul drainage clear in the records
Ask which pipes carry rainwater and which carry wastewater. A sketch separating the routes is useful for contractors and future building work.
If you plan an extension, driveway or landscaping, show the existing drainage information to the designer before work begins. A convenient-looking open area may contain part of the treatment or disposal system.
Ask about suitability and permission separately
A professional needs to assess the ground, system and proposed use. Regulatory status also depends on the site's circumstances and applicable rules; an old installation plan is not a blanket sign-off.
Keep the assessment and any required actions with the property records. The important distinction is functional: rainwater drainage and sewage effluent management need the right designs and controls for their own purposes, even when both disappear underground beyond the house.
