Rowanspring is a plain-English guide for UK homes that aren't on mains drainage or mains water. It covers septic tanks, sewage treatment plants, cesspits, drainage fields, private water supplies and composting toilets, and the rules for each in England, Wales, Scotland and Northern Ireland.

Our aim is simple: off the mains, without the worry. We read the regulators' pages so you don't have to, turn them into tools that ask about your home, and link back to the official page every time.

Who writes it

Articles are written and checked by the Rowanspring team. We don't use personal bylines. Every rule comes from an official source; see how we source the rules.

What we're not

We're not installers, emptying contractors, solicitors or a regulator. We don't sell tanks or treatment plants. Our tools give you a starting point and the right questions to ask; they aren't a survey or legal advice.

Our sister sites

Rowanspring is owned by the same people as a small group of UK guide sites, including Ferncharge (power and off-grid energy), Bunkerley (household preparedness), Plankley (DIY calculators), Canvasdale (camping) and Logcroft (wood-burning stoves). Where one of them covers something better, we link to it and say so.

How the site is paid for

We may earn a commission from some links, which are always labelled. That never changes what the rules say or what our tools show. See our advertising disclosure.

Contact us

Email [email protected] or use our contact form. We can't give advice about a particular property, but we read every message and fix anything we've got wrong (see our corrections policy).

Editor: Add the operator's name, address and contact email once Jamie supplies them (site.config.js OPERATOR). The production build refuses until they're set.
